The county refers to AIA the applications for subdivision or building or remodeling projects it receives for Alamo that do not conform to county code and General Plan and require some discretionary consideration for approval. Discretionary county approvals include tree permits, small lot reviews, variances, development plans, land use permits, subdivisions, rezoning requests, and general plan amendments.
AIA planning committee members assign each project to a lead member who takes responsibility for getting information about the project -- contacting the applicant and the neighbors the county has noticed, making field visit(s), and doing any needed research about planning requirements.
The applicant and noticed neighbors are invited to attend a monthly meeting of the AIA planning committee, where all the project information is presented and discussed. Planning committee meetings are open to the public and held every second Wednesday of each month at 7 PM at Creekside Community Church.
Reaching a planning committee recommendation about a project can take less or more time and can result in conditions to mitigate neighbor concerns and meet county planning requirements. The planning committee recommendation is forwarded to the AIA Board of Directors, which meets at 7 PM the following Thursday after the second Wednesday of each month. The Board votes on the recommendation, which is forwarded to the county, the decision-maker.
Most AIA recommendations about projects are accepted by the county. All AIA planning committee members are volunteers with interest and experience in planning and development. Here are planning committee member names and brief information about their backgrounds.
Planning Committee Reviews and submits comments and recommendations to the County on all proposals for new developments and all of the discretionary applications for Alamo.
